Upgrading a Builder Yard
A typical Horizon West new build comes with thin sod on compacted fill, a handful of small shrubs and an irrigation system set to the builder's defaults. We amend the soil, replace struggling sod with St. Augustine or Zoysia, add shade trees where the lot allows, extend beds with drip irrigation, and build the paver patio or lanai extension that makes the backyard usable.
Watering and Fertilizer Rules
Horizon West is in the St. Johns River Water Management District: under the 2026 shortage order, odd-numbered addresses water Saturday, even-numbered addresses Sunday, with no irrigation 8 a.m.–6 p.m. Orange County's fertilizer ordinance bans nitrogen and phosphorus from June 1 through September 30.
HOA Approval in Every Village
Every Horizon West village has an architectural-review process. We prepare the plan drawing, plant list and material samples and have submitted to Hamlin, Independence, Summerlake, Lakeshore and Waterleigh before.
Sand Under the Sod
Much of Horizon West sits on fill over sandy ground that drains fast and holds few nutrients. Mulch, soil amendment and slow-release fertilizer make the difference between a yard that fills in and one that stays thin.
